We have an integrated team of attorneys who understand the challenges facing the real estate industry. We typically help clients acquire real estate, secure construction and permanent financing, negotiate architect and builder contracts, develop commercial and residential projects, and negotiate leases. Within our Real Estate Practice, our environmental attorneys combine regulatory, technical and business expertise to help clients meet the complex challenges posed by environmental laws and regulations. We service a wide range of clients in all aspects of compliance and transactional activities involving solid and hazardous waste, air, wastewater, underground storage tanks, site assessments, site remediation, voluntary cleanups, lender and corporate officer liability, wetlands, and asbestos.

Development

A number of components are involved in the development process. We assist our clients with their efforts to organize and control the numerous aspects involved in commercial, multi-use residential developments, such as approvals by governmental authorities, environmental issues, zoning regulations, project planning, wetland concerns, financing alternatives, and title issues.

Leasing

Our real estate attorneys have extensive experience negotiating real estate leases and subleases for a wide range of properties on behalf of both landlords and tenants. Waivers of subrogation, tenant improvement allowances, environmental risk allocation, assignment and subletting rights and landlord remedies are just a few of the issues that must be understood and dealt with in the context of negotiating a commercial lease. In addition, our real estate attorneys have a comprehensive understanding and appreciation for the “business” issues that arise in lease negotiations, including base rent structures and the use of “pass-through” provisions to accomplish the landlord’s financial objective.

Financing

Our attorneys represent both lenders and borrowers in a wide range of real estate lending transactions. We counsel our clients efficiently and effectively on locating lending sources, negotiating appropriate terms, and preparing proper documentation of the financing.
